What a crock! Paying going rate in NO way ensures a comprehensive home inspection. A lot of the worst home inspectors out there charge going rate....and MORE even.

TM has been mediocre for many years. I remember working for them as a contractor back in the mid-90s, but we fired them as the quality of the work they accepted was really poor, even then. Some things never change.

I was working with an agent just became an agent 6 months ago but she was an eager beaver which I thought was good!Showed me about 7 places but I had to say this is what I wanted to see,I didn't mind but I felt that was her job! I had interviewed 2 others before- one could only show me place one day on a weekend,the other was so unorganized!So this one was better than both of them!But after the third house(one we couldn't get into)she sent me the buyer/agent agreement which I just put aside!Two more houses not of my choice and she started mentioning about the agreement!One more house and then she was supposed to get back to me on arrangements for the next day & never did leaving me high & dry having rearranged my schedule!When she did get back to me and we went out again she started on the agreement I told her I was not happy about having that day wasted it was unprofessional I was giving her a couple days before I signed the agreement!Ok,she was nice when we went out even tho the area was bad & I really felt uneasy I really just wanted us to leave but she said 'well, we're here we might as well see them'!On the arrival back at my place of residence she again pulled up the agreement on her laptop saying 'I took you to see all those houses' !I should have never signed!But she was nice & she had a couple places scheduled for the next day!So I signed! That night she started with the meet her at the properties...... which I don't drive & public transportation would have taken my two hours one way to get not even close to the properties...and she knew this!Her excuse was she couldn't pick me up because she would be circling her house?And she led me to believe the day before that everything was set!So I sent her a formal email that day telling her I was terminating our association/the contract!She told me I couldn't do that!

You really should make a new video to clear up that brokers-real-estate agents are legally required to disclose everything they know about the property, regardless of who actually owns the home. All agents are legally obligated to disclose. If they do not they can have their license suspended or revoked and can be sued.

I’m selling my home right now and I have a real tour. But I refuse to pay the realtor of the buyer when they have absolutely done nothing to earn that money. To have them $10-$12,000 in the sale of my home for doing nothing. I found a buyer myself Without even putting it in the MLS so we’re doing by owner sale. My realtor happens to be a friend so she’s willing to do the work for 3 1/2%. I found the fire myself that happens to be somebody that already lives in my neighborhood. And she has her cousin who is a realtor that she wants to represent her. I let them know today I was doing a for sale by owner Realtor wasn’t too happy about that. I told her if she decides that she really wanted that she’s gonna have to pay out of pocket. But I absolutely refuse to pay somebody for doing nothing.

We are currently under contract in the inspection period. Our agent is basically representing the seller. She just wants to make the sell. Our recent inspection showed termite damage and she has basically been acting like this is not a big deal. She literally told me, “we don’t have termites here really”.

Bottom line avoid CDD communities in Florida like the plague. They never go away. And they are in addition to your HOA fees. And the CDD BOD can always issue new bonds and special assessments in addition to your current CDD bond to pay for additional upkeep of community property. And you have no choice but to pay them. Or sell. It's like an additional mortgage payment that never goes away! And it's in addition to your annual property tax bill. 34-year Florida resident that has bought and sold over 9 properties. I've met many out of state buyers that are clueless about CDDs.

They have a lot of problems with the warranties You can not trust in them. Look what happened to me: Terrible company and terrible people. No work ethic, liars no morals and no respect. They took $66,632 of my earnest money. Before to sign the contract I asked to sales woman, what will happened if my economical situation changes?. She response, that will be consider hardship situation, and we will give you your deposit back. After that her financial company try to qualify me for a loan that couldn't make it. Instead of give back my money, the Saleswoman send me to her personal friend to give me a pre-qualification letter, so they can pass the Contingency date. After 2 years when the home is going to be ready this Loan Officer can not qualify me anymore for a Loan. I try to apply with more Loan Companies and everybody say that it was irresponsible the first pre-qualification. Now GL homes has a Home that is worth $300,000 more than the original price plus my earnest deposit. As soon as they realize that you are in troubles, they don't respond your phone calls and the emails bounce back. 2 years to build a home is too long, your economy can change or the interest can go higher, so you are in a risk to loose everything. GL Homes they don’t care about your feelings. This people just try to get your money, and as soon as you sign the contract they will make you regret if you make one mistake, because they have “The Best contract” called bullet-proofs, or customer-proofs. Which means the buyer always loses no matter what. My recommendation is don’t sign the contract on the spot because of desperation. Take it to your lawyer and double check before you signwith the devil. In the answer from GL homes posted 06/01/23 you can find out, that they just lie to the people. He wrote "We always strive to create a happy homebuyer experience for our customers" that is a lie, because it is no "ALWAYS". My 2 little daughters, my wife and me are not happy, because we don't have a place to live. We are not rich. We don't any money in the bank after 2 years that I was promise them for a home. I can see that you don't have any remorse to took our money, no even an apology. At least, I'll be happy if 1 person see this review, and avoid to make business with your company and suffering what we are feeling right now.

I think that is BS, you have no right to call the lender or inquire about the buyers ability to purchase property, the bank will make that determination without your inquiry, that's why the bank does a credit check, set's a required deposit, and allows the loan to move forward, in the end the bank will decide if the buyer can buy and anything can sideline that possibility prior to an actual closing. There are privacy laws that protect folks from unscrupoulous peeps, you kinda sound like one!!!!

Real estate agents are a complete rip off. In the internet era Only a fool would give a real estate agent 6% to sell a house that will usually sell itself. Think about this for a second a 500k home listed for sale by a real estate agent at 6% commission is 30,000$. You should feel like a sucker giving a realtor 30k.

Why would you base your review of a company strictly on a Sale Rep's comment? Don't you think they'll exaggerate how good their company is? Would you give a company a 5 star rating merely for saying they are 5 stars? Perhaps the Sales Rep was actually speaking the truth for once.
